As an owner, from year 15 onwards you pay only condominium fees, property tax, and maintenance.<\/p>\n\n<p>Rent in Copacabana rose approximately 22% in the 12 months to August 2026. As a buyer, your cost is fixed from the day you sign.<\/p>\n\n<p>Additional purchase costs in Rio: 3% transfer tax plus notary and land registry fees. These apply whether you own or rent, though as a buyer you carry them without the protection of a lease.<\/p>\n\n<h3>Florian\u00f3polis (Trindade)<\/h3>\n\n<p>Trindade sits centrally near the university and offers good everyday infrastructure without the premium of Jurer\u00ea Internacional, where the same apartment reaches BRL 1.5 to 1.7 million. Florian\u00f3polis has one genuine advantage for buyers: its transfer tax is 2% rather than 3%, which saves meaningful money at these price levels.<\/p>\n\n<p>Rent growth in Florian\u00f3polis was approximately 3% over the past 12 months, far slower than Rio or Fortaleza. For buyers that means less urgency; for renters it means more stability.<\/p>\n\n<h3>Fortaleza (Aldeota)<\/h3>\n\n<p>Here is where the calculation inverts. Fortaleza is the cheapest of the four cities to rent but produces the worst buy-to-rent ratio at 21 years. Yet rent in Fortaleza rose approximately 17% in the past 12 months. If that pace continues, the calculation changes fast.<\/p>\n\n<p>Fortaleza also has one specific relevance for international investors: properties in the Northeast region qualify for Brazil&#8217;s investor visa (VIPER) at a lower threshold of BRL 700,000 rather than BRL 1,000,000 in the Southeast. But five counterarguments matter, especially for international investors.<\/p>\n\n<ul class=\"caser-numbered\">\n  <li><span><strong>Your capital is locked in.<\/strong> BRL 1.1 million in a Copacabana apartment is money that is not in an account, not in a fund, not generating returns elsewhere. The FipeZAP index notes that the rent saving of 5 to 7% annually sits below Brazil&#8217;s Selic interest rate. What your capital would earn elsewhere is a question only you can answer.<\/span><\/li>\n  <li><span><strong>The exchange rate matters at the moment of purchase.<\/strong> EUR\/BRL ranged from 5.74 to 6.59 in the 12 months to August 2026, a spread of nearly 15%. On BRL 1.1 million, converting at different points in that range produces a difference of roughly \u20ac24,000. Timing matters enormously.<\/span><\/li>\n  <li><span><strong>Selling takes time.<\/strong> Liquidating a Brazilian apartment is measured in months. That income changes the buy-to-rent calculation significantly. You are not comparing rent saved against capital deployed.
